We are small independent letting agency, focused on an area that we know well and truly love - Salcombe and the South Hams.
Our fresh approach is founded upon our own personal experience, as holiday home owners for a number of years. We have a track history of combining strong rental yields with happy holiday guests, with our formula.
Our holiday letting service has owners at the heart of the concept and is designed to you firmly back in control of your much cherished asset, with a supportive crew around you to meet your personal and financial objectives.
We promise that you and your abode will not get lost in the sea of other abodes within our collection. We are committed to a truly personal service, with no call centres and one where we are not afraid of rolling up our sleeves to get things done!

A bespoke and flexible approach
We provide a bespoke and flexible service for each of our abode owners, as we recognise that each of our abode owners and their abodes are different.
Our team take the time to listen and understand your personal and financial objectives for your abode and work collaboratively with you to design an approach that will work with you. For example, we offer flexible contracts, do not believe in fixed owners’ weeks and have no minimum requirement that an abode is made available to us to let.
We will review our approach on a regular basis with you to ensure that it is achieving your objectives and make tweaks, as needed, to fine tune our approach for you. We believe in working with our abode owners to develop a long and fruitful partnership that works for both parties.

Our services cover all aspects of holiday let management and administration.
We work in partnership with a highly reputable and experienced family run business to offer a complete package for housekeeping, maintenance, laundry and gardening services.
We draw on our strong local knowledge and our extensive network of local reputable tradesmen for more extensive maintenance and property services.
A personal and knowledgeable team
Our team pride themselves on offering a personal service that treats each abode owner as we like to be treated – as individuals. We are contactable outside of the core office hours, as we recognise that our abode owners lead busy lives and often abode matters need to be addressed during evenings or weekends.
We happily share our knowledge and offer impartial, practical advice to our abode owners at no additional cost. From sharing our own personal and professional experience of setting up a successful holiday abode from scratch to dealing with an abode refit, or ensuring you are all set for a forthcoming season – you can rely on us for an open, honest and solutions based conversation.
We have combined our own knowledge and skillset with that of professional consultants where specific expertise is required. Salcombe Abode is also proudly a member of The Holiday Home Association "HHA" which in turn is a member of the The Federation of National Self-Catering Association and The Tourism Alliance.
Through both our use of professional consultants and our HHA membership, we keep on top of and at the forefront of upcoming legislation and policy changes impacting self-catering accommodation, our abode owners and our guests.
We are proactive in our offering to both abode owners and holiday guests.
For example, we have partnered with Booking Protect as our Refund Protection partner. 'Booking Protect' offer our holiday guests the opportunity to purchase an optional refund protection product when making their booking.
We think outside of the box to any challenges that you may encounter and go the extra mile to support our abode owners as and when needed.
From our own personal experience as abode owners, we recognise that your abode needs to meet your individual financial objectives and be commercially viable.
We monitor closely the revenue management side of our holiday lettings and undertake regular reviews with abode owners to ensure that financial objectives are being met.
Our commission rates are highly competitive against our leading competitors in the market place. These are set at levels, we consider to be commercially viable for both ourselves and abode owners. Due to our entrepreneurial basis, we do not need to add VAT to our commission rates.
We do not believe in hidden charges and any additional costs are discussed with abode owners upfront. For example, there are no initial set-up fees for the abode owners, as we bear the cost of setting up your property on our website, social media platforms and we pay for highly professional holiday home property photography and holiday home staging with our local award winning photographer.
We recognise that abode owners need to manage their abode finances and that cashflow is king. Therefore, we transfer the net funds across for each booking once the holiday guests have successfully checked in on a weekly basis.
Marketing and PR
Salcombe Abode has a strong presence in the marketplace through a multi-channelled approach.
It is our belief that professional property photography is key to achieving the best outcome for marketing. We have partnered with an award winning, local photographer to provide our property images. This cost is borne by us and not by our abode owners.
Our website combines a blend of design and functionality enabling holiday guests to book and manage their holiday experience on line. It is continually being developed and enhanced, with some exciting new add-ons coming soon and a plan to enhance our search engine optimisation.
We recognise the power of social media in this modern age and use this extensively to drive brand awareness and bookings. Salcombe Abode has a strong social media presence on both Instagram and Facebook utilising both organic and paid aspects.
Linked to the above, the rise of social influencers and lifestyle bloggers over recent years provide another marketing opportunity. We are working with a small handpicked group that bring with them a loyal following of potential guests.
We are working with both local and national press and PR to obtain coverage for Salcombe Abode. Notably, we have a whole page advert on Page 3 of the Salcombe Guide 2021.

Our abode collection will always be kept deliberately small, so our dedicated team can know all our abodes well.
For us, a suitable Salcombe abode is one that we would love to stay in ourselves if we were holiday guests. It’s based in Salcombe and the South Hams area and provides our holiday guests with a high quality, home from home pad. It is maintained and presented to a high standard, well equipped from a practical point of view and legally compliant (all these things we can advise and assist with as needed!).
We care for our abodes, as if they were our own and look after them in your absence, in conjunction with our trusted local partners for housekeeping and property management.
